THE ROLE:

‍

As Project Director, you will take full ownership of major commercial office fit out schemes. You’ll lead projects from initial client brief and concept development through design coordination, commercial management, procurement, delivery, and final handover – ensuring each scheme embodies the business’s reputation for intelligent design, refined quality, and outstanding client service.

DUTIES & RESPONSIBILITIES:

‍

• Lead the end-to-end delivery of office fit out projects, spanning pre-construction, design development, construction delivery, and handover.

‍

• Drive a collaborative and design-led process, developing creative, practical, and commercially viable solutions aligned to client vision, building regulations, and landlord requirements.

‍

• Manage and mentor multidisciplinary teams including Project Managers, Creative & Technical Designers & Pre-Contracts Managers.

‍

• Oversee detailed programming, sequencing, and logistics planning – often within live or occupied environments – ensuring safety, quality, and timescales are upheld.

‍

• Build and maintain strong relationships with clients, consultants, landlords, and the supply chain, delivering a premium, service-led client experience.

‍

• Lead commercial management including budgeting, cost plans, value engineering and change control.

‍

• Protect design integrity and quality throughout delivery through proactive coordination and problem-solving.

‍

• Contribute to business strategy, pre-construction planning, and future pipeline development at senior leadership level.

IDEAL CANDIDATE:

• Proven experience winning & delivering high-end commercial office fit out projects within a Design & Build environment.

‍

• Strong understanding of the fast-paced, design-focused delivery model typical of leading UK D&B specialists.

‍

• Excellent stakeholder management abilities with confidence leading key client relationships.

‍

• Solid technical knowledge of workplace design, MEP integration, landlord criteria, and contemporary fit out techniques.

‍

• Inspirational leadership skills, with the ability to drive high-performance teams and foster collaborative working.

‍

• Commercially astute with detailed knowledge of contracts and financial management.

‍

• Highly articulate, organised, and able to thrive in a dynamic, design-led business.

PACKAGE:

• £120K – £160K (Dependant on Experience + Commission (% of GP on each project)
